BIM-to-GIS integration: a practical planning guide

Overview

BIM and GIS serve different scales and uses. Integration begins by agreeing which assets need to be represented, what attributes matter and how an asset identifier will persist between design, construction and operation. Converting geometry alone does not establish an asset registry.

Confirm the coordinate reference system, model units and vertical datum before joining datasets. Decide which detailed geometry to simplify for regional views. Maintain a mapping between model elements, GIS features and operational identifiers. Keep source revisions, mapping rules and rejected records visible in the handover.

Validate a representative sample before scaling. Inspect positional alignment, duplicate features, missing attributes and links to operations records. Include the people who maintain the GIS and the people who use the BIM model in the acceptance review. Record any limitations of the export format.

Before exporting a model, select a representative asset set: a simple object, a repeated object, a connected service and an object with complex attributes. Test the complete journey from the authoring tool through export to the GIS view. Record which properties persist, which are transformed and which are dropped. A visually correct object can still have an incorrect asset identifier or incomplete operational attributes.

Document the transformation separately from the source information. Keep the source coordinate system, target coordinate system, units, revision, export settings and mapping rules in a reproducible record. If several representations refer to one physical asset, define the relationship explicitly rather than assigning a new identity in each application. Avoid assuming that a format conversion automatically preserves the engineering meaning of every property.

Review interoperability with the actual receiving applications. buildingSMART publishes IFC documentation for exchanging building information; the presence of an IFC file does not by itself establish that a particular receiver supports every exported entity. Agree a representative test and acceptance evidence with the owner of the receiving system, and repeat the test when the export or receiving application changes.
